Cancellation Policies

“Events do happen, and we understand. We want you to feel assured that when you rent a specific apartment or villa from us, you are not just getting a generic hotel unit. In line with our commitment to fairness, simplicity, and practicality, we have established the following change and cancellation policies.”

“Worried about Covid-19? We understand. We acknowledge that this is an ever-changing situation, making it difficult to plan a vacation with certainty. Therefore, we believe that having strict cancellation rules during this time doesn’t feel appropriate. We strongly believe that planning a great vacation should be fun and stress-free.”

  • You can make a reservation with as little as 25% of the total rental fee to hold your dates.
  • Payments can be made monthly or quarterly, based on your schedule. Let’s discuss the details.
  • Your reservation must be fully paid 30 days prior to arrival.
  • In case of cancellation due to extenuating circumstances or Covid-19, your deposit will be refunded without penalty.
  • If you book less than 30 days before arrival, some flexibility can be granted as long as you are fully paid 14 days prior to arrival.
  • If you need to cancel due to last-minute imposed travel restrictions or other Covid-19 related reasons, you will receive a 100% refund of the total reservation charges if booked directly.
  • If you cancel for other Covid-19 related reasons between 30 and 14 days prior to arrival, you will receive a 50% refund of the total reservation charges.
  • Your reservation is nonrefundable if a request for cancellation is received less than 14 days prior to arrival.
  • We offer our guests whose plans have been interrupted due to Covid-19 or extenuating circumstances the ability to reschedule their reservations to a future date within the same calendar year, provided the situation is beyond their control.

“We have recently introduced new Super Flexible Payment and Cancellation Policies for bookings made for 2021 and 2022, with the exception of Holiday Dates (XMAS/NY).

We understand that unforeseen circumstances can arise, and if you have any other extenuating circumstances, please let us know. We are here to assist you!”

“Please note that these relaxed policies are specifically designed to offer peace of mind in the ever-changing COVID-19 world, where we have no control over government-imposed or other travel restrictions. These policies do not apply to other situations. We strongly recommend considering a Cancel for Any Reason Travel Policy, as there are several excellent options available.”

"Regarding any change or cancellation, if it is within our capability to make the requested change easily, we will do so at no cost to you. Allow me to explain what this means:"

  • If you need to cancel, we will refund up to the full amount less bank transfer fees. This policy is applicable within the same calendar year the reservation was made.
  • If you need to reschedule, we will accommodate your request if there is availability.
  • We kindly request that you also be fair and considerate in order for us to provide the above services. This means refraining from making multiple changes or pushing the limits of our policies.
  • Please inform us of any special needs you may have as soon as possible. While text and voice are effective ways to alert us, we do require official email written notice.

"If we are unable to fulfill the above requirements, we will adhere to the industry standard. In such cases, the following policies will apply:"

  • Reservation cancellations received 60+ days prior to the date of arrival will result in a 100% refund.
  • Reservation cancellations received 31-59 days prior to the arrival date will result in a 70% refund.
  • Cancellations for major holidays (e.g., Christmas, New Year’s, Easter) will result in the forfeiture of 100% of the total rent. Please note that these holidays are typically booked well in advance, and re-bookings close to the dates are unlikely.
  • Refunds cannot be provided for early check-outs or no-shows.
  • Refunds will be processed as quickly as possible, following the guidelines mentioned above and after deducting any applicable bank/credit card processing or foreign transaction fees.

"We strongly recommend purchasing Travel Insurance before paying the final balance of your reservation to safeguard your vacation investment."
